What Can I Expect to Pay for My New Home in the Finger Lakes

  • The Harrison:

    The Harrison offers 1, 167 square feet of living space starting in the high $100s. The open floor plan includes a spacious dining area and great room and a 10’8” x 11’ foot kitchen. The two-bedroom home offers a master bedroom with ensuite bathroom and walk-in closet, and a smaller second bedroom and bathroom. This home starts on the lowest end of a price range for building a new home in the Finger Lakes.

  • The Augusta:

    The two-story, 1,674-square-foot Augusta is priced in the low $200s. While you’re in the kitchen, it’s easy to talk to your guests in the dining area or keep an eye on the kids in the great room, thanks to this home’s open layout. Upstairs are a master bedroom suite, two additional bedrooms, a guest bathroom and a 303-square-foot bonus room. The home also features a two-car garage, first-floor laundry room, powder room and storage area behind the garage.

  • The Northfield:

    Starting in the upper $200s, the Camden is a good option if you prefer one-floor living. The generously sized 1,858 square-foot floor plan includes a large kitchen and breakfast area with an island, a great room with coffered ceiling, side-entry garage, laundry room, two bathrooms and three bedrooms, including a spacious master bedroom suite with large, walk-in closet. 

  • The Tallahassee:

    The Tallahassee provides 2,440-square feet of living space, including a 590-square-foot in-law suite, and is priced in the lower $300s. The main part of the house features an open plan kitchen and breakfast area, expansive great room, powder room and laundry room. Upstairs are two guest rooms and a large master bedroom suite with tray ceilings. The in-law suite located behind the garage includes a fully-equipped kitchen, living/dining room, and private bedroom and bath. When building a home in the Finger Lakes, $300,000+ will get you the best combination of features and space in your home home!

What Factors Influence New Home Prices in the Finger Lakes?

New home prices are affected by:

  • Location: You’ll pay more for a new home in a popular location or excellent school district.
  • The Floor Plan: Basic floor plans are easier to build than those that include angled walls, varying rooflines and other non-standard features.
  • Square Footage: Larger homes are often more expensive, but that’s not always the case. A 2,500-square-foot home with an uncomplicated design could actually be less expensive than a 2,000-square-foot home that incorporates plenty of custom features.
  • Materials: Most buyers like to upgrade a least a few features in their new homes. If you want to replace stock cabinets with semi-custom ones, opt for hardwood flooring throughout the house, select high-end appliances, or finish basements or bonus rooms, you’ll pay more in material and labor costs.

  • The Lot: Lot prices vary depending on the size and location. Lots that back to wooded areas or offer more privacy or space will probably be more expensive.
