lake front property Ontario NY 150x150The primary law in real estate is Location, Location, Location.

Personally, I think it’s “Show me the bathrooms, show me the kitchen.” But I suppose you can have an incredible kitchen and bath in a lousy location.  So, I maybe they’re right.

Years ago, in the early days of Ontario lake front property, I had a friend who’s g-g grandfather set up a squatter’s cottage facing the lake.  I cried when the poor thing fell apart and needed to be removed. What I loved most was watching the lake.  Summer had it’s sailboats, and that was nice.  Open the window, and you’re transformed to Bar Harbour Maine. (sorta.)

But it was winter that I loved the most.  We would watch the wind and snow churn up those waves.  It was dramatic.  Beautiful. And something I could watch all day.  Many of you know what I mean.

When I walked into Leanne’s Gerber Homes model in Summer Lake, Ontario NY, I was suddenly brought back to those glorious days.  The difference was that Gerber Homes had the ultimate upgrade over that little cottage.  But the view is similar.

Let’s face it, The Ellington floor plan is incredible.  But what I liked the most was the view.  The Great Room, Dining Area, and three of the bedrooms, overlook Lake Ontario.  In my mind, I was sipping a latte, reading the paper, and watching a sailboat float by.  In winter, I would be in the Master Bedroom, wrapped in a thick robe and fuzzy slippers.  I’d be curled up in a chair, reading a good book, and watching the steel gray sky and churning waves.

I’m not sure which I would enjoy more.

Summer Lake by Gerber Homes is for people who want both a short drive to work and shopping, and the luxury of lake front property – without the lake front prices.  Summer Lake sits back a little from the shore, and has boat access within walking distance.  You know, for those times you can pry yourself away watching the waves, hot cocoa in hand.

Basically, in Summer Lake, you vacation where you live.  Why have a separate vacation cottage, when Gerber Homes can build your dream home, right here in Ontario homes for sale Rochester NY 150x150

New Home Floor Plans and Pot Roast

Posted by John Graziose on Thu, Apr 26, 2012 @ 13:04 PM

New home floor plansKitchens and Bathrooms.  To me, they make a home.  The rest is just living space.  Show me the kitchen counter tops.  Show me the shower.

I’ll bet I’m not alone.  Today, people use their kitchens for more than just making dinner.  We entertain more, so our kitchens need to be a part of the action.

Back in the olden days (read: 10+ years), social gatherings were different.  I remember running back and forth from kitchen to living room.  I needed to be in the kitchen placing tiny sprigs of parsley on Ritz crackers and dip, while my guests were in the living room, beverage in hand, wondering where in the world I was.  It was hardly win/win for anyone.

Today, smart builders like Gerber Homes, know most hosts would rather join the party, than be sequestered in the kitchen.

Remember the sit-com “Leave It To Beaver?” of the 1960′s?  (humor me…) June Cleaver vacuumed, made pot roast, and hosted award-winning dinner parties, all in pumps and pearls. Never leaving her guests for one minute.

I’ve never been able to pull that off.  However, I think Gerber Homes has given us an edge.  Give home owners a workable floor plan, and the rest will take care of homes builders Webster NY

For instance, look at the Hemingway II floor plan. This beautiful model home in Webster NY is 2,759 square feet of practical living.  It’s a combo of elegance and ease.

OK, take a look at the Kitchen and the Great Room floor plan again. See how the Kitchen just flows into the Great Room? No walls!  You and your guests can chat while you put the finishing touches on the prime rib.  Or better yet, they can grab their own beverage and Ritz cracker from the Snack Bar!

This new home builder in Rochester NY has given us loads of options.  A casual brunch in the Morning Room, or a formal “impress the neighbors” dinner in the Dining Room. Either way, the Kitchen is only steps away.  Which means you’ll actually be able to enjoy your party.

What a concept.  Thanks Gerber Homes!

New Home Options: Quartz Countertops

Posted by John Graziose on Wed, Apr 25, 2012 @ 13:04 PM

Model homes for sale Webster NYQuartz kitchen countertops, it’s all the rage, and with good reason.

Since I began house-hunting in the Spring, there have been a few things on my “Wish List.” And a few on my “Are Ya Kiddin’ Me?” List.

We’ve looked at some truly scary existing homes.  The one that comes to mind is the Ranch with the three huge dobermans. Their kennels took up the Living Room.  They had to. The pool table and cigar humidor were blocking the dining room and master bedroom.  I guess the homeowners were running late for the Open House, otherwise I’m sure the dead socks sitting on the bathroom sick would have been moved, right?  (It’s good to give people the benefit of the doubt, even if it’s way, way, out there…)

Most disturbing was the questionable and unidentifiable smell in the basement.  That one still haunts my dreams.

That was the last straw.  We decided to see what new home builders in the Rochester NY area had to offer.  That’s when we ran into Gerber Homes. It’s become one of those times you can look back and say “I made the right decision for a change.” I guess we’re not alone, look at what others are saying about Gerber Homes of Rochester NY.

So, with our “Are Ya Kiddin’ Me?” list a think of the past, I turned to my “Wish List.” Granite was one of the top 2 on the homes Rochester NY

I fell in love with Granite.  I loved the colors, natural stone texture, and durability.  However, what I didn’t understand, was the upkeep.  We’ll keep that discussion for another time.

So here I was, gently caressing the Webster NY model home’s countertop, repeating “Ah, Granite…Ah, Granite…” over and over.  Lisa, the Gerber Homes’ sales rep caught me.  “Ah, actually, it’s Quartz.”

Quartz? It looks just like granite to me!  Here’s what HGTV has to say: “The new engineered material (Quartz)…mixes approximately 95 percent ground natural quartz with 5 percent polymer resins. The result is a super-hard, low-maintenance, natural stone-look countertop available in a dazzling array of colors.”

Quartz is practically indestructible.  It resists stains, and isn’t porous like other stone surfaces.  It can be cleaned with soap and water and still be about 99.9 percent bacteria free.

However, you really need to know how to install quartz, something Gerber Homes of Rochester NY does all the time.

Kitchens. Part Of The Action.

Posted by John Graziose on Thu, Apr 12, 2012 @ 13:04 PM

home builders Rochester NY2In my mind, Kitchens and Baths sell a house. The Springwater, the Homearama 2010 Rochester NY model by Gerber Homes has it all wrapped up.

Show me the shower.  Show me the kitchen countertop. But I have to say, this new home builder in Rochester has build every room with pride.  Wait until you see the bedrooms!  Hurry over to Homearama Rochester NY soon, the show ends Sunday.

So, I walk into this beautiful kitchen. It’s open and ready for entertaining.  Gone are the days of being stuck in the kitchen, while everyone else has fun in the living room.  With the Gerber Homes’ model, it’s almost like the kitchen is part of the living room.

The granite countertops are incredible.  Lots of space to prepare and serve party munchies, and school lunches.  There’s room for guests to sip wine, straight from the wine rack or cooling frig.  Or help the kids with homework while you make a salad.

I love the faucet.  It’s high and stylish.  After the party, simply pull the sprayer out of the faucet, and clean up.  I have one of the old sprayers beside my faucet, just begging to collect stuff around the base.  Yuck.

Homearama 2010 Rochester NYYou’re not going to believe the amount of cabinet space! And the dining area is just a step away.  Or if you prefer, take dinner on that beautiful care-free deck, overlooking the pond.

Now I know what you’re thinking.  I don’t have a pond.  My house doesn’t have granite countertops or lots of cabinet space.  Nice for the new owners of Gerber Homes’ Homearama house, but what about me?

Never fear.  If Gerber Homes can build this at Homearama, they can build it at your house too.  Gerber Homes not only builds new homes, they also do additions and remodeling. Choosing the Right Builder for Your Rochester Area Home Means Asking the Right Questions

Posted by John Graziose on Thu, Apr 5, 2012 @ 11:04 AM

select best rochester builderSelecting the right builder for your new dream home is one of the single most important choices you’ll make. As important as that decision is, many homeowners simply don’t ask enough questions before making that choice—and sometimes they just don’t ask the right questions.

When interviewing potential builders, too many homeowners limit themselves to questions such as:

  • What’s your cost per square foot?
  • When can you begin the project?
  • What time will you start and finish each day?
  • Can you finish before _______________ (July 4th/Our anniversary/Thanksgiving)?

There’s nothing wrong with those questions, and you probably need answers to them. But if you really want to know more about the individuals who will be working on the single biggest investment of your life, you’ll need to dig a little deeper.

Here are a few additional questions you should be asking in order to feel confident that you’ve got the right builder building your dream home.

  • How long have you been in business?
  • How many projects similar to this one have you completed in the past 12 months?
  • Will you provide me with a list of references from those projects?
  • Do you carry workers compensation and liability insurance for your workers? (Always verify this information by calling the agency.)
  • Will you give me a list of business referrals or suppliers?
  • What percentage of your business is repeat or referral business?
  • Are you a member of a national trade association?
  • Do you have special training/education/certification (i.e. Certified Remodeler, Certified Remodeler Specialist, Certified Lead Carpenter, or Certified Kitchen & Bath Remodeler)?

Even though that may seem like a lot of questions, it’s not out of line. Any legitimate building professional is used to responding to questions like these and will be happy—even eager—to answer them because they know that their answers will set them apart from less reputable operators. So don’t be afraid to ask. After all, it’s your house and your money!

What else would you like to know about your builder?
