How to Pick the Right Floor Plan—Gerber Can Help

That same affinity for options holds true when it’s time to build a home in the greater Rochester area. That’s one reason we offer so many different choices of floor plans. If you glance through our plans you find Colonial homes, first-floor master homes, patio homes, ranch style home, Cape homes, and even homes that offer in-law layouts.

The only problem with having so many choices is that at some point you actually have to make a choice. But how do you pick the right floor plan for your family’s specific needs? Here are a few things to keep in mind as you select the plan for your new Rochester home.

What Makes a Good Fit?

When it comes to plans for your home, one size (or style) doesn’t fit all. Before you fall in love with a floor plan because it looks nice, you’ll want to consider your lifestyle. Do you like to entertain? What kinds of activities does your family enjoy? What about your kitchen? Will the kitchen in the house you build match your personality?

How Flexible Are Your Plans?

What do you do when you find a floor plan that’s almost right? Are you locked into it, or can you change it? Some builders simply don’t allow for changes. What you see in the plan is what you’re going to get. That’s not a criticism. It’s just the way their business model works. At Gerber, we take a slightly different approach. We’ll work with you to make modifications and adjustments. In fact, even though we offer dozens of great plans, we’ll will also work with a plan you bring us to make sure you get what you want and need.

Planning for the Future

Your home is a long-term investment. Chances are you’re going to be in your home for a while. That means your needs (and even your tastes) will change. It’s easy to overlook the fact that small children, who can easily share a bedroom when they’re little, will grow into teens and adolescents who will want their own space. Then there are your own needs to consider. Stairs may not be a concern to you at all right now—but what about five or 10 years from now? You may want to consider a single-level home or a home with the Master Suite on the first floor.

I like to tell prospective homeowners that the floor plans are really a starting point. The important thing is to create a home that meets your needs, satisfies your sense of style, and fits your budget. That may take a bit of work and time—but we think it’s the best way to get a great home that you’ll love for years to come.

What Design Should You Use for Your Rochester Area New Home?

ny custom homes design june1If you’re thinking about building a home in the Rochester area one of the first things you’ll need is a plan for the builder to use. We’re not just talking about a rough sketch of what you’d like the home to look like. We’re talking about specific plans that the builder can use to actually build your home.                 

When it comes time to build, should you use a ready-made plan or a custom design? That depends on what you need—and can afford. If you have a good sized lot that doesn’t have restrictive setbacks, finding and buying a ready-made plan may work well for you. Ready-made plans are generally designed with specific lot sizes in mind. If the lot you’re building on is long and narrow and your plan is for a lot that is wide and shallow, that could present problems.

Some builders offer a complete design/build package. They evaluate the shape and size of the lot and create a design that coordinates those things with the homeowners’ needs and wants. It doesn’t necessarily cost more to create the design this way. And sometimes the builder can even discover cost savings over a ready-made plan that requires major modification.

Ranch Home Living in the Greater Rochester Area

Ranch Style, also known as "One-Story" Living, has become a national trend for sure, no matter if you're a young family with kids or closer to retirment. Nowadays, one can chose from a variety of floor plans, especially in the Greater Rochester-area.

If you're not familiar with the area, there are many adorable towns between Niagara Falls and New York. One of them is Candandaigua, NY

The name Canandaigua is derived from the Native American word “Kanandarque”, which means “chosen spot”. It was the site of the principal village of the Seneca Indians and is the legendary birthplace of these “People of the Hills”.

The story goes that the Seneca Indians looked at this beautiful area, with it’s rolling hills and sparkling lake and declared it “The Chosen Spot.”

Canandaigua was founded in 1791. No doubt Canandaigua is filled with endearing history, and the beauty of a New England resort town.  At Christmas, Main Street becomes something out of Norman Rockwell, with decorations and lights.

Old Brookside is an exciting community in Canandaigua, located off of Buffalo Street. The land is mixed with rolling hills, mature trees, green space, kiddies' park, and sunny open spaces. The community offers ponds stocked with fish, a pedestrian trail, and maintained open spaces.  It has the convenience of close proximity to all of Canandaigua's shopping and dining amenities.

The Summer Lake community is another beautiful spot if you are intersted in lake views, being located in the town of Ontario, and close to Webster and shopping. If you are new to the region, have visited before or are thinking of moving here, you will enjoy this quick list of attractions and things to do in Ontario, NY. Location, Location, Location.

Personally, I think it’s “Show me the bathrooms, show me the kitchen.” But I suppose you can have an incredible kitchen and bath in a lousy location.  So, I maybe they’re right.

Years ago, in the early days of Ontario lake front property, I had a friend who’s g-g grandfather set up a squatter’s cottage facing the lake.  I cried when the poor thing fell apart and needed to be removed. What I loved most was watching the lake.  Summer had it’s sailboats, and that was nice.  Open the window, and you’re transformed to Bar Harbour Maine. (sorta.)

But it was winter that I loved the most.  We would watch the wind and snow churn up those waves.  It was dramatic.  Beautiful. And something I could watch all day.  Many of you know what I mean.

When I walked into Leanne’s Gerber Homes model in Summer Lake, Ontario NY, I was suddenly brought back to those glorious days.  The difference was that Gerber Homes had the ultimate upgrade over that little cottage.  But the view is similar.

Let’s face it, The Ellington floor plan is incredible.  But what I liked the most was the view.  The Great Room, Dining Area, and three of the bedrooms, overlook Lake Ontario.  In my mind, I was sipping a latte, reading the paper, and watching a sailboat float by.  In winter, I would be in the Master Bedroom, wrapped in a thick robe and fuzzy slippers.  I’d be curled up in a chair, reading a good book, and watching the steel gray sky and churning waves.

I’m not sure which I would enjoy more.

Grand Entrances in Luxury New Homes

New luxury homes grand entranceStaircases make a home.  OK, originally, they were just for getting from one floor to another, but those days are dead and gone. Now, they make a statement.

If you’re like me, you grew up in the typical post WWII cookie-cutter neighborhood. The homes, threw together quickly to keep up with diapered Baby-Boomers, were pretty much alike.  Oh sure, the paint color was different, and there might be one with a brick front, but inside, your house looked like every other house on the block.  Homes were made for function.

Gerber Homes is anything BUT a cookie-cutter new home builder in Rochester NY. I enjoy driving down a Gerber Homes street and looking at the creativity.  No two homes are the same!  There’s a Ranch home next to a Colonial home, a Cape home beside a Patio home, and they all look like a loving family.

Lisa West, of the Webster NY Briarwood model has told me more than once: “We have many floor plans, but we have never built the same home twice.” Oh, the education I’m getting!  When I first started looking at new homes in Rochester NY, I would say to some of the home builders “Could you move this wall over a couple of feet?” I was shocked when I heard “No. The floor plans can’t be changed.”

Are you kidding me?  It’s MY house! Thankfully, Gerber Homes will never say this. Change anything you want on the floor plan, the sky’s the limit.  Now, that’s more like it!

But back to those staircases. In Gerber Homes’ Webster model, The Hemingway II, you walk in the front door, and you’re greeted by elegance.  This grand staircase winds it’s way to relaxing bedrooms, spa bathrooms, and a Bonus room you have to see to believe.  (We’ll save the Bonus room for another post.)

Another thing Gerber Homes gets right.  The stairs are finished in hardwood.  Are you catching this?  No more risking your life vacuuming stairs!  I hate stair carpeting.  First, you have to locate a stair-friendly vacuum.  Usually this means one with a long hose.  So, with hose in one hand, vacuum in the other, you inch your way up, while the electrical cord tries to send you into traction.  Just for safety, you hold the cell phone in your teeth, 911 on stand-by.

Gerber Homes believes you have better things to do than spend 6 months in a body cast.  With the hardwood flooring, you just take your Swiffer Duster, whisk a little, and 30 seconds later, you’re on the couch enjoying a latte.

New Home Options: Home Offices and Cappuccino

It seems the way business is going.  It just makes financial sense to have employees work from home.  And many employees prefer the flexibility.

Part 2 is our busy lives. We need a room designated to take care of our stuff.  A place for important papers, etc.  And a place to set up our computer(s).  This internet thing just doesn’t seem to be going away.

How did families survive without a Home Office?  It’s where soccer schedules are tacked to the wall, where peanut butter sandwiches go to die.  Let’s face it, we need a space just to keep our lives organized.  Or if this doesn’t work, a room with a door.

Finger Lakes Region

New Homes Builder Canandaigua NYYears ago, I found myself living in Canandaigua NY. After I moved, I promised myself, I would be back.  I fell in love with the Finger Lakes Region. Let’s face it, Canandaigua NY is the whole package.  Tourism meets Norman Rockwell.  I’d be hard pressed to say which I season I like most.  Spring had an excitement of things to come. Summer was Finger Lakes water fun. Fall, incredible foliage, but Winter I think really was my favorite.

Every shop on Main Street decorates for Christmas.  The street light display at night shouldn’t be missed.  The whole town gets involved with activities.  One of my favorites is the community Messiah Sing-A-Long at the First Congregational Church. Imagine this 153 year old church filled with people who just want to be part of a big choir for the day. No experience needed.

The crowning jewels of Canandaigua NY are the century old mansions.  I told myself someday I would own one of these million dollar beauties.  Set up a B&B, spend my days vacationing in a town I loved, and going to every community event possible.  OK, a few flaws in my thinking. Plus, I forgot these things need to be heated.  Ugh.

Finger Lakes Regions Homes for saleStill, my thinking was “The Finger Lakes Region has it all, and I want to live there.”

I recently visited Sharon of Gerber Homes, in her Canandaigua NY model home. Suddenly it occurred to me.  You don’t have to work three jobs just to heat a beautiful Canandaigua NY home!

Bedrooms Bathrooms New Homes

new home builders Webster NY 3OK, so at the end of the day (literally), after the in-laws have gone home, and the dog has been let out for the last time, you’ll have one thing on your mind.  Sleep.

I’m not much for studies and surveys.  I’m probably like you.  I do my own research.  But I did read that people get more restful sleep in a calm environment.  (I could have told them that…)

I don’t think the new owners of the Gerber Homes’ Homearama model will have trouble catching Z’s.

The bedrooms in the Gerber Homes model are beautiful. I loved them before the furniture arrived, but I have to say, the furnishings do bring it all together.

I love the dormer in the 3rd bedroom.  The natural light and huge closet in the 2nd bedroom. A kid can never have too much closet space.  The Master Bedroom has a room set aside for it’s closet.

Flooring Options and Green Shag Carpeting

new homes for sale Rochester NYWhen considering flooring choices, new home owners have a choice of Hardwood, Engineered Wood, or traditional Carpeting.

But before we look at each option, we need a history lesson.  100 years ago, everyone had hardwood floors.  Many homes built in the 1800′s still have their original hardwood floors, and they look great.  Depending on the home’s use, the hard wood may look at little distressed, but it’s good to go for another 100 years.  A little sanding, a little TLC, and you have a brand-new floor.

But everything changed in the 1970′s.  OK, granted, the 1970′s were a creative decade, but honestly, Shag Carpeting?  What were we thinking?  It only got worse when we insisted this flooring disaster be avocado green or burnt orange.

Perhaps home owners thought the shag carpeting would look good with the Bean Bag Chairs. Or the gold speckled white Formica in the kitchen.  Shag carpeting and bell bottoms were not our finest hour.

During the 1970′s we added wood to paneling to everything.  Not the floor mind you, no, we paneled the walls.  Even our Station Wagons.

I like to think we’ve come full circle.  We know there’s a place for carpeting, and a place for wood.  And, we use both in a practical, yet beautiful way.
