Rochester Additions Are About More Than Adding Space

Posted by John Graziose on Sun, Jul 22, 2018 @ 19:07 PM

Rochester Additions Are About More Than Adding SpaceSometimes there is simply no substitute for adding onto your Rochester home. If you have more children than when you first moved into your home, you may need more space. Or it could be that your kids are older and it's not realistic for them to share a room anymore. Or you could have an older parent who needs to move in with you. Each of those situations requires more space, but keep in mind that Rochester additions are about more than adding space.

At Gerber, we've been doing Rochester home additions for years.  One of the things we've seen time and time again is that it's not just about how much space you have in your home—it's about having space that fits your needs and your lifestyle.

Let’s look a little closer at a few scenarios to illustrate what it means to add more functionality and comfort while adding additional space.

Aging-in-Place Needs

Let’s take the example of creating space for your aging loved ones. It’s not just a matter of adding square footage. Their needs may be a little different than yours. You’ll want to pay attention to things such as:

  • Doors and Hallways
  • Kitchen layout and design
  • Stairs (or solutions that eliminate stairs)
  • Bedroom needs
  • Bathroom needs
  • Garage considerations

In each of those situations, your aging parents will have needs or preferences that are different than those of the rest of your family. Here’s a helpful infographic that highlights specific things to consider for each of the things mentioned above. These are things you’ll want to think about in order to create space where your aging parents will feel comfortable and safe.

Ease of Access

When you put on an addition, you’ll want to make sure that it’s easy to access. Open floor plans have been extremely popular for a number of years (and here’s an article that talks about how they aren’t going away anytime soon). You’ll want to talk to your remodeler about creating a space that is easy to access from the rest of your house—and looks and feels like an extension of your existing home.

Flexible Space

When adding on to your home it's a good idea to keep flexibility in mind. Things change with time. Right now you may want a game room to enjoy with your kids. That's great! But what about a few years down the road? The same is true with adding a home theatre. It may be the idea use of extra space right now, but will it still meet your needs in a few years? With some prior planning, you and your contractor should be able to come up with a flexible solution—something that can be adapted to other purposes later on. Here's a post that talks about how to keep your options open for future needs.

Sometimes, you simply need more space. That’s when a home addition can really make sense. Just be sure to take a long-range view when you do your planning. And take advantage of your builder’s expertise as you plan.

Balancing Cost & Value When Building or Remodeling

Posted by John Graziose on Mon, Jan 8, 2018 @ 13:01 PM

Balancing-Cost-&-Value-When-Remodeling.jpgAs builders and remodelers, one of the most frequent questions we’re being asked is what a particular project is going to cost. It doesn’t matter whether someone is planning to build a new house or remodeling their existing Rochester-area home—homeowners want to know what they’re going to spend. It’s important to have a realistic budget for either of those endeavors.

There's more to the equation, however than just calculating the price. As a homeowner, you also have to balance cost and value when building or remodeling. It’s not just a matter of how much you pay for something that matters. What’s truly important is how much value you get from the effort. What does that look like? Here are a few things that can add value to your home.

You want your home to be as comfortable as possible. Sometimes that means having more space. It could be that you need an extra room because the kids are getting too big to share a room. Or it could be that your family room was designed for a time when televisions were a lot smaller than they are now. There are times when you want more visual space (even if you don't expand your home's footprint). That might mean installing larger windows or moving interior walls for a more open floor plan. And sometimes doing something as simple as adding more insulation can make your home more comfortable on those cold Rochester nights.

You may also want a home that’s more convenient. That’s often what’s behind many of the kitchen remodels we do in the area. Redesigning your kitchen so that it’s easier to prepare meals and entertain can really make your home more enjoyable.

Lifestyle Enhancement

Perhaps your home doesn’t really fit your lifestyle. If you enjoy entertaining, you may feel cramped because of small, chopped up rooms. Adapting your home to an open floor plan can allow guests to move freely from one room to another without feeling closed in. Or perhaps your family enjoys watching movies together or gaming. You might want to consider an entertainment room for your home where you can do both in comfort and style.

Future Savings

There are times when the money you spend now pays off in future savings. I've already mentioned the comfort aspect of things such as new windows and insulation. But those things (and installing new exterior doors as well) will not only help you feel better (warm in winter and cool in the summer), but they'll also save you money on your utility bill!

You may not be thinking about selling your home anytime soon, but there are a number of things you can do that will not only enable you to enjoy your home more now—but they’ll also allow you to command a higher selling price if you ever do decide to move.

What you spend on building or remodeling your Rochester-area home does matter. But it’s important to balance the cost with the value that you get out of anything you build or improve. And while specific costs will vary depending on your project, here is a look at the most recent figures that show the relationship between cost and value in the greater Rochester housing market

New Home Options: Quartz Countertops

Posted by John Graziose on Wed, Apr 25, 2012 @ 13:04 PM

Model homes for sale Webster NYQuartz kitchen countertops, it’s all the rage, and with good reason.

Since I began house-hunting in the Spring, there have been a few things on my “Wish List.” And a few on my “Are Ya Kiddin’ Me?” List.

We’ve looked at some truly scary existing homes.  The one that comes to mind is the Ranch with the three huge dobermans. Their kennels took up the Living Room.  They had to. The pool table and cigar humidor were blocking the dining room and master bedroom.  I guess the homeowners were running late for the Open House, otherwise I’m sure the dead socks sitting on the bathroom sick would have been moved, right?  (It’s good to give people the benefit of the doubt, even if it’s way, way, out there…)

Most disturbing was the questionable and unidentifiable smell in the basement.  That one still haunts my dreams.

That was the last straw.  We decided to see what new home builders in the Rochester NY area had to offer.  That’s when we ran into Gerber Homes. It’s become one of those times you can look back and say “I made the right decision for a change.” I guess we’re not alone, look at what others are saying about Gerber Homes of Rochester NY.

So, with our “Are Ya Kiddin’ Me?” list a think of the past, I turned to my “Wish List.” Granite was one of the top 2 on the homes Rochester NY

I fell in love with Granite.  I loved the colors, natural stone texture, and durability.  However, what I didn’t understand, was the upkeep.  We’ll keep that discussion for another time.

So here I was, gently caressing the Webster NY model home’s countertop, repeating “Ah, Granite…Ah, Granite…” over and over.  Lisa, the Gerber Homes’ sales rep caught me.  “Ah, actually, it’s Quartz.”

Quartz? It looks just like granite to me!  Here’s what HGTV has to say: “The new engineered material (Quartz)…mixes approximately 95 percent ground natural quartz with 5 percent polymer resins. The result is a super-hard, low-maintenance, natural stone-look countertop available in a dazzling array of colors.”

Quartz is practically indestructible.  It resists stains, and isn’t porous like other stone surfaces.  It can be cleaned with soap and water and still be about 99.9 percent bacteria free.

However, you really need to know how to install quartz, something Gerber Homes of Rochester NY does all the time.

Kitchens. Part Of The Action.

Posted by John Graziose on Thu, Apr 12, 2012 @ 13:04 PM

home builders Rochester NY2In my mind, Kitchens and Baths sell a house. The Springwater, the Homearama 2010 Rochester NY model by Gerber Homes has it all wrapped up.

Show me the shower.  Show me the kitchen countertop. But I have to say, this new home builder in Rochester has build every room with pride.  Wait until you see the bedrooms!  Hurry over to Homearama Rochester NY soon, the show ends Sunday.

So, I walk into this beautiful kitchen. It’s open and ready for entertaining.  Gone are the days of being stuck in the kitchen, while everyone else has fun in the living room.  With the Gerber Homes’ model, it’s almost like the kitchen is part of the living room.

The granite countertops are incredible.  Lots of space to prepare and serve party munchies, and school lunches.  There’s room for guests to sip wine, straight from the wine rack or cooling frig.  Or help the kids with homework while you make a salad.

I love the faucet.  It’s high and stylish.  After the party, simply pull the sprayer out of the faucet, and clean up.  I have one of the old sprayers beside my faucet, just begging to collect stuff around the base.  Yuck.

Homearama 2010 Rochester NYYou’re not going to believe the amount of cabinet space! And the dining area is just a step away.  Or if you prefer, take dinner on that beautiful care-free deck, overlooking the pond.

Now I know what you’re thinking.  I don’t have a pond.  My house doesn’t have granite countertops or lots of cabinet space.  Nice for the new owners of Gerber Homes’ Homearama house, but what about me?

Never fear.  If Gerber Homes can build this at Homearama, they can build it at your house too.  Gerber Homes not only builds new homes, they also do additions and remodeling. Everything from small changes, to entire house makeovers.  Click to see some of their home homes Rochester NY 150x150work.  Or call them for questions.

Don’t forget the furniture and decoration sale on Monday, Aug 23, from 4-7 pm. Barbara Jean’s Furniture and Gerber Homes will be there.  Everything is cash and carry, but they will deliver within 50 miles.

Decks, Landscaping

Posted by John Graziose on Wed, Apr 11, 2012 @ 13:04 PM

New home builders Rochester NY 5With only two working days to go before Homearama 2010 in Penfield NY, the Water Song neighborhood is changing rapidly. Homearama trailers and tents are being set up, and around the Gerber Home, contractors are busy with last minute details.

The first thing I felt at The Springwater, our Gerber Homes model home, was peace.  I saw Len Sorbello from Wayside Garden Center and his crew planting flowers and pruning roses.  The landscaping looks incredible.

I didn’t realize that Wayside Garden Center also put in the beautiful walkway!  I have admired this for a couple of weeks now.  It is SO much better than walking on hills and valleys of dirt to get to the home.  I don’t miss those days, but still, it has been a blast to see The Springwater being built.

I walked into the home and was amazed.  Barbara Jean Furniture has been here!  The furnishings are incredible.  The colors are rich and accent the rooms.  Gerber Homes has built each room to have it’s own character. The couches and beds, desks and lamps, just make you think of relaxation and home.home builders Ontario NY1

I looked at the deck Wade Osterhout and Derek Gerber (son of Bruce Gerber) built.  The new owners will be able to eat dinner and relax on this second story deck.  There are stairs going down to the backyard.

This new home will be perfect for entertaining.  The deck is beautiful, made from material that will require little or no care.  I want Wade and Derek to build me a deck!

Did you know Gerber Homes also builds additions? More room for living, a Master Bath you’ll love.  A first floor Laundry Room.  A deck like The Springwater’s. Maybe Wade and Derek will even build yours!
